Qualified Resident Placement
We don't fill vacancies — we place the right resident. Every applicant undergoes comprehensive income verification, credit review, rental history analysis, criminal background screening, and prior landlord verification. We present you with our recommendation and our reasoning before any lease is signed. Our median days on market is 22 days. Marketing begins 30 to 45 days before your current lease expires — so your property is often leased before the current resident vacates.

Lease Preparation & Enforcement
We prepare thorough lease agreements with additional addenda that provide clarity and protection for owners. We enforce every provision — late fees, maintenance obligations, occupancy terms, and lease conditions — consistently and professionally. If enforcement escalates, we are prepared to manage that process through resolution.

Property Inspections
We conduct move-in inspections, move-out inspections, periodic condition assessments, and renewal walkthroughs — all fully documented with photos and video. Periodic inspections assess mechanicals, drains, appliances, irrigation systems, attic condition, and overall property care. Renewal walkthroughs, conducted 60 days before lease expiration, evaluate how the resident is maintaining the home so you can make an informed renewal decision.

Proactive Maintenance Coordination
We coordinate all maintenance through a vetted network of licensed contractors who meet our response and quality standards. For projects over $1,000, we provide a detailed scope and cost for your approval before work begins. We manage the coordination, the scheduling, the quality review, and the documentation — from the first call to the final invoice.

Financial Reporting & Trust Accounting
Owner distributions are made on the 15th of each month via direct deposit. Monthly owner statements are delivered electronically with full documentation. Year-end summaries are formatted for your accountant. All owner funds are held in full compliance with Texas trust accounting requirements — transparent, traceable, and always accurate.

Storm Inspections & Insurance Claims Management
When severe weather affects The Woodlands area, we conduct prompt post-storm inspections and coordinate with your insurance carrier on claims management. We have experience navigating insurance processes on behalf of owners and will represent your interests throughout.

Legal, HOA & POA Representation
We manage all HOA and POA correspondence, compliance matters, and violation responses on your behalf. When legal matters arise — evictions, disputes, lease enforcement — we coordinate the process and provide hands-on representation. Our professional services rate is $275 per hour, billed in 15-minute increments with a one-hour minimum.

Concierge Resident Onboarding
Every new resident receives a professional move-in experience — thorough condition documentation, a welcome guide to the property and community, and an established communication channel from day one. Residents who feel respected from the start stay longer. Longer tenancies mean lower turnover, lower costs, and a consistently well-maintained home.

Annual Market Rate Analysis
Before every lease renewal, we conduct a current market rent analysis to ensure your property is positioned correctly. Leaving money on the table serves no one. Overpricing extends vacancy. We give you the data and the recommendation to make the right call.

Joseph A. LaRose was born in Newburg, New York — French-Canadian roots carried south through the St. Lawrence River Valley by families who crossed from Quebec and built their lives with their hands in Northern New York. They were builders. Craftsmen and laborers who understood that what you protect with care endures, and what you neglect does not.

Joseph served 22 years in the United States Navy, retiring as Senior Chief Petty Officer. He crossed oceans. He led men. He was accountable for outcomes under pressure. He came home to Manchester, New Hampshire and spent his career as a foreman at Lyons Iron Works — building structures that were meant to last.

His daughter Jeannette's son, Travis Foote, named this company after him.

Not because it sounds elegant. Because of what the name means.

A Senior Chief doesn't cut corners. A foreman at an iron works doesn't guess. A man who spends 22 years earning the trust of the people under him understands one thing above all else — you do the job right, every time, or you don't deserve to be trusted with it.

Travis Foote has operated in The Woodlands area real estate market since 2002 — as an investor, a licensed broker, a property manager, and a local professional who lives and works in this community. He founded INETO Real Estate Services at 2002 Timberloch Place in The Woodlands, and built LaRose Residential as its white glove property management practice.

Travis has hands-on experience across every dimension of residential property — acquisition, management, renovation, disposition, and investment analysis. He understands this market not as an outsider managing a portfolio, but as someone who has invested in it personally and professionally for over two decades.
